Town and country rear hatch beeps but doesnt open.

I have a 2004 Town and country and when i press the front button and the key fob button to open the rear hatch, all it does is beep.
Would this the lock assembly that needs replaced?

there is software updates for the modules seen the latch go bad as well

Rear Latch

When mine did this I used a little WD40 on it and it has worked since. It sounded as if it unlocked, but would not. A little TLC fixed it.

so i can take the van in and get an update on the module and should fix the issue?
where would i apply the wd-40.
